Thinking About Selling in 2027? Here’s What You Should Be Doing Now

If selling your home is even a possibility in 2027, the best time to start preparing isn’t next spring. It’s right now.

As we head toward the end of another year, many homeowners are beginning to think about what their next chapter might look like. Maybe you’re considering downsizing, moving closer to family, purchasing your dream home, or simply making a lifestyle change.

Whatever your reason for moving, one thing I’ve learned after years of helping homeowners sell throughout Danville and Pittsylvania County is that the most successful home sales often begin long before the “For Sale” sign goes in the yard.

And no, that doesn’t mean you need to start packing boxes tomorrow!

Here are a few things you can do now to put yourself in a stronger position when you’re ready to sell.

1. Find Out What Your Home Is Actually Worth

One of the biggest mistakes homeowners make is assuming they know what their property is worth based on what a neighbor sold for or what an online estimate suggests.

While those numbers can provide a starting point, they don’t tell the whole story.

Your home’s value depends on several factors, including its condition, location, updates, layout, and how it compares to other properties buyers are considering.

And our local market isn’t one-size-fits-all. A home in Danville may attract a different buyer than a property in Chatham, Ringgold, or another part of Pittsylvania County.

Before you start making plans, schedule a professional market analysis with an experienced local real estate agent.

Knowing your home’s potential selling price now can help you make smarter financial decisions about your next move.

2. Don’t Spend Money on Improvements Until You Know What Matters

I see this happen more often than you might think.

A homeowner decides they’re going to sell, so they immediately start renovating bathrooms, replacing countertops, or spending thousands of dollars on improvements they assume buyers will want.

The problem? Not every improvement increases your home’s value enough to justify the expense.

Sometimes fresh paint, updated lighting, landscaping, and a thorough cleaning can make a bigger difference in how your home shows than an expensive renovation.

Before investing money in improvements, have a real estate professional walk through your property and help you prioritize.

You might be surprised by what I recommend you don’t spend money on!

3. Start Decluttering Before You’re Ready to Move

If you’ve lived in your home for several years, you’ve probably accumulated more than you realize.

And if you’ve lived there for 20 or 30 years? Well, you may need to start this weekend!

All joking aside, decluttering is one of the simplest and most affordable ways to prepare your home for the market.

Start with closets, storage spaces, garages, and rooms you don’t use regularly.

The goal isn’t to remove everything that makes your house feel like home. It’s to create spaces that feel open, organized, and inviting.

When buyers walk through a property, you want them focusing on the home itself, not everything inside it.

And here’s a bonus: You’ll have a lot less to pack when moving day finally arrives!

4. Take Care of the Little Repairs You’ve Been Putting Off

You know that dripping faucet you’ve been meaning to fix? Or the door that doesn’t close quite right?

Now is a great time to address those things.

Small maintenance issues can add up in a buyer’s mind. When buyers notice several minor problems, they may begin wondering what larger maintenance items have been overlooked.

Take a walk through your home and make a list of things that need attention.

Pay particular attention to:

  • Leaky faucets and plumbing fixtures
  • Peeling paint or damaged trim
  • Loose handrails and damaged steps
  • Doors, windows, and locks that don’t operate properly
  • HVAC servicing and routine maintenance
  • Exterior landscaping and drainage concerns

Taking care of these items gradually can make preparing for your eventual sale much less stressful.

5. Understand What Buyers Are Looking for in Today’s Market

The real estate market has changed, and buyer expectations have changed with it.

Today’s buyers have access to more information than ever before. They’re studying listing photos, comparing properties online, and paying close attention to condition and pricing.

According to Virginia REALTORS®, active housing inventory across the state increased more than 20% in September 2026 compared to the previous year.

That means preparation, presentation, and pricing remain especially important as we move toward 2027.

In the Danville and Pittsylvania County real estate market, every property has its own competition.

Some homes attract immediate interest, while others take longer to find the right buyer.

The difference often comes down to how well a home is positioned in the market from the very beginning.

Your first impression matters, and today that first impression usually happens online.

Professional photography, thoughtful marketing, and a competitive pricing strategy aren’t things you want to figure out at the last minute.

6. Think About Where You’re Going Next

Selling your current home is only half of the equation.

Where will you go after it sells?

Are you planning to purchase another home? Downsize? Relocate? Build something new?

Understanding your next steps can help determine when and how you should sell.

For example, if you need the proceeds from your current home to purchase your next property, your timing and financing options may look different from those of someone who can purchase before selling.

These are conversations worth having well before you’re ready to make a move.

The more you understand your options, the fewer surprises you’ll face along the way.

7. Don’t Wait Until You’re Ready to List to Call a REALTOR®

This might be the most important advice I can give you.

You don’t have to be ready to sell to start a conversation with a real estate agent.

In fact, I’d much rather meet with a homeowner six months before they’re ready to list than six days before.

Why?

Because having that extra time allows us to develop a strategy, identify worthwhile improvements, discuss your home’s potential value, and create a plan that works with your timeline.

Sometimes my advice may even be to wait before making certain changes or putting your home on the market.

My goal isn’t simply to get your home listed. It’s to help you make informed decisions that put you in the best possible position when the time comes to sell.

Your 2027 Move Starts With a Plan

Whether you’re thinking about selling in January, next summer, or toward the end of 2027, there’s no reason to wait until the last minute to prepare.

A little planning now can save you time, unnecessary expenses, and stress later.

And remember, preparing your home for sale doesn’t mean you have to commit to selling. It simply means you’re giving yourself options.

Thinking about selling your home in Danville, Chatham, or anywhere in Pittsylvania County in 2027?

I’d love to help you develop a plan, even if you’re still several months away from making a decision.

Let’s talk about your home’s potential value, what improvements are worth making, and how to position your property for a successful sale when the time is right.
